Selecting a wide range of investment opportunities
In the investment business, we have established an SPC with our partner company in recent years to jointly make TK investments in real estate and solar power projects. We may also make investments in hotel and other large-scale development projects on our own. Although we carefully select and control the number of projects in our portfolio, we continuously collect information on investment opportunities. The target areas for the investment business are not limited to areas where we operate "quador" in Tokyo, Nagoya, and Fukuoka. We welcome a wide range of information.
Investment decisions based on a variety of factors
In the investment business, our in-house AMs and analysts rigorously screen project simulations. We calculate cap rates and IRRs, which is a challenging part of investments, based on the risk of each investment vehicle. Investments are eligible for consideration as long as their return is commensurate to their risk, whether the liquidity or business risk is high or, conversely, the expected yield is low. For on-balance sheet investments, we make investment decisions based on amortization as well as NCF.
